How Project Keywords Generate Dubai Real Estate Leads?



In most of my real estate campaigns, I have noticed one simple thing.

If I run ads on broad keywords, I get traffic. But when I focus on project name keywords, I start getting actual buyers.

This difference becomes very clear when you look at lead quality. Some campaigns generate a lot of leads, but very few are serious. On the other hand, project-based campaigns may give fewer leads, but those leads are much more relevant.

In most cases, they already know the project and are now checking details like price, payment plan, or availability.

This means they are already in the decision phase, not the awareness phase.

What Are Project Keywords in Real Estate Ads

Project keywords are search terms that include the name of a specific development.

Examples:

These searches usually come from users who have already seen the project somewhere else and are now researching it.

This is very different from someone searching “villas in Dubai”.


What I Have Seen in Real Campaigns

In one of my campaigns, I started with just a few core keywords:

Then I expanded them into around 30–40 phrase match keywords.

This gives more reach while still keeping the search relevant.

If you use only exact match, you may miss a lot of valuable searches.
